## Pets

Pets are allowed only at [Pelican Roost](https://www.brett-robinson.com/pelican-roost-house/), [Pipedreams](https://www.brett-robinson.com/pipedreams/), [WindSwept](https://www.brett-robinson.com/windswept/), and in [Sea Oats](https://www.brett-robinson.com/sea-oats/) unit 201C.
- At Sea Oats, only unit 201C is pet-friendly.
- Service animals are allowed at all Brett/Robinson rentals (dogs and, in some circumstances, miniature horses individually trained to do work or perform tasks for people with disabilities). Comfort animals and emotional support animals are not service animals and are not allowed.

## Payments, Deposits and Cancellations

### Condos and beach houses (standard stays)
- Booked more than 30 days before arrival: a non-refundable payment of $199 is due at booking ($125 if the stay includes no dates from March 21 - April 14 or May 21 - August 10). The balance is collected automatically 30 days before arrival.
- Booked within 30 days of arrival: paid in full at booking.
- Cancelled more than 30 days before arrival: payments for rent and fees are refunded, except the non-refundable booking payment.
- Cancelled within 30 days of arrival: no refund.
- Changes: guests more than 30 days from arrival may change a reservation for a $50 change fee (plus tax and convenience fee); the new arrival date must be within 180 days of the original.
- No refunds for late arrivals, early departures or inclement weather.

### Monthly stays (28 or more nights)
- Offered in two seasons: fall (September - November) and winter (December - March). Not all properties accept monthly rentals.
- A $250 deposit is required at booking. The first month's rent and all fees are due 60 days before arrival; for multi-month stays, each additional month is collected on the first day of the prior month.
- Cancelled more than 60 days before arrival: payments for rent and fees are refunded, except the non-refundable deposit. Cancelled within 60 days: no refund.
- Changes: guests more than 60 days from arrival may change a monthly reservation for a $50 change fee (plus tax and convenience fee); the request must be made more than 60 days before arrival, and the new arrival date must be within 180 days of the original.

### Phoenix All Suites and Phoenix All Suites West hotels (short-term stays)
- The condo and beach house rules above ($199/$125 non-refundable payment, 30-day balance and cancellation rules) do not apply to the hotels.
- A $116 deposit is required at booking.
- Payment: booked within 7 days of arrival, paid in full at booking; otherwise paid in full 7 days before arrival.
- Parking: $15 per day, included in the quote and paid at booking.
- Cancelled 7 or more days before arrival: deposit fully refunded. Cancelled within 7 days: no refund.
- No refunds for early departures or inclement weather.

Accepted payment: Visa, MasterCard, American Express, Discover, Affirm, e-checks, and checks or money orders drawn on a U.S. bank.

## Parking

- Parking passes are issued by each building's homeowners association based on unit size: 1 pass for a 1-bedroom unit, 2 passes for 2- or 3-bedroom units, and 3 passes for most 4-bedroom condos. Passes must be displayed at all times.
- On-site parking is not available for RVs, buses, extended vans or boat trailers. Brett/Robinson offers limited off-site parking on a first-come, first-served basis; ask the Service Desk at check-in.
- VRPAccess online parking passes: guests receive a VRPAccess email before arrival with a link to register and buy parking passes online. Buying at least 1 day before arrival saves $10 per pass. These buildings use VRPAccess: Phoenix I, II, III, IV, VI, VII, VIII, IX and X, Phoenix West, Phoenix Gulf Towers, Phoenix Gulf Shores, Phoenix Gulf Shores II, Phoenix on the Bay, Phoenix East, Phoenix East II, Phoenix Orange Beach, Phoenix Orange Beach II, Island Winds East, Island Winds West, The Oasis at Orange Beach (formerly Phoenix West II), Grand Caribbean and Clearwater.
- At most VRPAccess buildings, passes can also be bought at the Service Desk at check-in. Grand Caribbean and Clearwater have no Service Desk, so passes there are bought online through VRPAccess before arrival, or by scanning the VRPAccess QR code sign at the property.
- The Oasis at Orange Beach allows 2 parking passes for 3- and 4-bedroom units.
- Island Winds East: limited to 1 pass per unit, regardless of size, during Spring Break, mid-May through mid-August, Labor Day and Shrimp Festival.
- Paid on site to the homeowners association at arrival: Lighthouse on the Bay (formerly Phoenix on the Bay II), Phoenix V (credit or debit card only), Lighthouse, Gulf Shores Surf & Racquet Club and Seaspray Perdido Key.
- Plantation West: daily passes for the Resort Conference Centre are purchased online through the building's own website.
- Phoenix All Suites and Phoenix All Suites West hotels: $15 per day, included in the quote and paid at booking.
- Parking rules and fees are set by each homeowners association and are subject to change.

## Other Guest Policies

- Minimum age: properties are not rented to vacationing students or young singles unless accompanied by a parent; guests must be 25 or older, or married.
- No house parties. Occupancy is strictly limited to the sleeping capacity shown on the reservation.
- All properties are smoke-free (including e-cigarettes) indoors, on balconies and in common areas, except designated outdoor smoking areas. A smoking violation results in removal without refund and a $250 non-refundable cleaning fee.
